Boundary
Cadastral lines, deeds and physical fences may not match.
Keep the actual parcel, authority and dated documents in view. The rules for a specific property can differ from a generic village example.
Cadastral lines, deeds and physical fences may not match.
A habitual farm track is not necessarily a recorded right of way.
Pipes or cables can require separate easements across neighbours' land.
The Cadastral Agency's map identifies parcels and recorded boundaries; it does not by itself prove ownership, resolve every boundary dispute or certify that a fence is correctly placed. Use the parcel's cadastral identifier and obtain the current sketch (скица). Compare it with the notarial deed, property-register entries and actual site survey. Bulgarian Cadastral Agency map ↗.
The Cadastral and Property Register Act addresses correction of mapping errors. Genuine boundary or property-right disputes may require judicial determination. Do not move fences, build walls or occupy an adjoining strip based only on an online map. Justice Ministry: cadastral law ↗.
Identify the exact parcel in Bulgaria's cadastral map (Кадастрално-административна информационна система) and compare it with the deed and the road actually used. A physical track, a shared gate or decades of neighbourly access do not, by themselves, confirm a legally enforceable right of passage. Have an independent Bulgarian property lawyer establish who owns every intervening plot, whether the road is public, whether a registered servitude or other right exists, and whether the access is suitable for deliveries, construction, emergency vehicles and year-round travel.
Electricity, water, drainage or telecoms crossing a neighbour's land can need their own legally effective access and construction rights. Ask the relevant utility operator and lawyer whether the proposed route is approved, whose consent is required and whether any servitude is already recorded. Resolve discrepancies between deeds, cadastral plans and fences before paying a non-refundable deposit; a map screenshot is not a substitute for an official property record or legal opinion.
Verify the identifier and recorded geometry at Bulgaria's official Cadastre ↗ and obtain the current legal position from the property register, municipality and independent lawyer. Research reviewed 17 October 2026; site access is not certified by UK2BG.
For land without lawful access to a public road, Bulgarian Spatial Development Act Article 192 provides a process for establishing a right of passage in defined circumstances. A written agreement with notarised signatures is one route. Where the statutory conditions are met and agreement is unavailable, a municipal order may be possible, with compensation; it is not guaranteed on demand. Your independent lawyer should verify the recorded rights, enforceability, location and permitted use.
Being able to drive down a track today is not the same as holding an enforceable easement. Check if the route crosses public, private, agricultural or forest parcels, and whether vehicles and building deliveries are lawfully allowed.
Older properties may have shared masonry, adjoining barns, party boundaries, projecting roofs and drainage that cross the apparent plot. Ask who owns or maintains each structure. Entry onto a neighbour's land for scaffolding, repairs or vehicles can require consent or a formal legal basis; do not assume informal access is permanent. Record any easement (сервитут) and disputes in writing.
A proposed water pipe, sewer or electricity cable may require a legally established route over another parcel. Spatial Development Act Article 193 addresses the right to lay technical infrastructure in defined circumstances. Providers may require agreements, municipal orders, approvals and access to service corridors. Confirm the route and who pays before agreeing to new connections.
There is no reliable Bulgaria-wide fixed fee for a boundary dispute. Ask for separate written prices for document retrieval, measured survey, cadastral amendment drawings, administration, legal review, negotiation, notarial agreement and potential litigation. Include VAT, visits, travel distance and whether the surveyor will represent the mapping work before AGKK.
Pause the transaction. Ask the surveyor to locate the parcel boundaries and the lawyer to investigate title and possession. If a correction would change competing ownership claims, an administrative map update alone cannot decide who owns the strip. Make any offer conditional on a documented resolution.
