Compare claimed plot size against cadastral plans Check practical and legal access to the property Ask about land classification, easements and restrictions Check boundaries, fencing, drainage and neighbouring uses

Location and year-round services

Test internet and mobile signal at the actual address Check winter road access and travel to services Investigate healthcare, shops, transport and emergency access Confirm availability of repair materials and local trades

Instruct independent qualified Bulgarian legal and survey professionals to assess title, encumbrances, planning, permitted use and the building. Do not send a deposit based solely on listing claims, photographs or verbal assurances.
